Can I Get a Mortgage If I Have Car Finance?

Yes, you may be able to get a mortgage if you have car finance. An existing agreement is not automatically a reason for a lender to decline you. The important questions are whether your income can support both commitments, how you have managed repayments and what happens to the agreement in future.

A car payment that feels comfortable alongside rent can still change the mortgage amount available. Before replacing your car or paying off an agreement, compare the effect on your mortgage budget and your deposit.

How does car finance affect mortgage affordability?

Mortgage affordability looks beyond your salary. Lenders also assess regular spending, dependants and existing debts. A monthly car commitment leaves less income available for housing costs, although lenders do not all calculate its effect in the same way.

The monthly payment and remaining term

Give your adviser the actual payment, outstanding balance and agreement end date. Do not assume that an agreement ending soon will be ignored. For example, Nationwide’s published criteria include personal loans and hire purchase with more than six months remaining; another lender may take a different approach. That is a criteria example, not an indication that Nationwide will approve your application.

Credit history is a separate consideration

An affordable agreement can still create problems if payments have been missed. Equally, a clean payment record does not mean the lender can disregard the outgoing. Affordability and credit assessment answer different questions.

Do PCP, hire purchase and leasing count differently?

Tell your adviser whether the car is funded through personal contract purchase, hire purchase, a personal loan or a lease. The payment, contractual obligations and end-of-term choices need to be understood rather than treating every agreement as an ordinary unsecured loan.

What about a PCP balloon payment?

If you plan to keep the car, explain how the final payment will be funded. If you expect to hand it back or replace it, include any likely replacement transport cost in your own budget. A mortgage plan should not rely on transport becoming free when the current agreement ends.

Should I clear car finance before applying?

Sometimes repayment improves the borrowing assessment, but using savings can also reduce your deposit and cash reserve. Ask for a settlement figure first, including any charges, and compare the two mortgage scenarios before moving money.

A practical comparison

Imagine you have £35,000 in savings and a £10,000 settlement figure. Clearing the finance would leave £25,000 before legal fees, moving costs and an emergency reserve. Keeping it would preserve the savings but retain the monthly commitment. Those figures do not establish which route is better: the property price, lender calculation and available mortgage products decide that.

What documents should I prepare?

  • Your finance agreement and most recent statement.
  • The monthly repayment, remaining term and any final payment.
  • A current settlement figure if you are considering repayment.
  • Recent payslips or self-employed income evidence and bank statements.
  • A deposit breakdown and details of any missed payments.

If a lender agrees to assess the application on the basis that a debt will be cleared, ask what proof and timing it requires. Do not simply cancel the direct debit.

Can I take new car finance after a mortgage offer?

Discuss any new borrowing with your mortgage adviser before committing. A new agreement changes your financial position, and a mortgage offer is not a reason to assume changes before completion are irrelevant. Keep the lender informed where required.
